Pre-Purchase or Pre-Rental EMF Property Inspection
We perform in-depth EMF assessments of real estate in order to measure electric, magnetic and electromagnetic field exposure levels. As leading comparison criterias, we use Building Biology ones, namely the Standard of Building Biology Testing Methods and Building Biology Evaluation Guidelines for Sleeping Areas. In our assessment work, we refer to the precautionary principle, and as an option to italian law exposure limits.
Unlike the official exposure limits, the Evaluation Guidelines of Building Biology focus on the effects on health in the long term. On the basis of independent scientific studies, the evaluation criteria are based on the electromagnetic environment as found in nature. As a result, the Building Biology Evaluation Guidelines for Sleeping Areas adopt the lowest reference values among the existing recommendations.
In order to pursue good health objectives in the long-term, to begin with you should look for a place where outdoor EMF exposure appears to be low (far away from high voltage power lines, substations, radio and TV broadcasting transmitter facilities, mobile phone masts, radars), low levels of radon gas, low levels of chemical pollutants (away from industrial and agricultural areas that use pesticides), and low noise level (away from high-traffic roads, airports).
Our survey is tipically performed in three stages:
Interview
Review of your environmental concerns, current health problems and history of the property/flat/house/apartment (for example, renovations, electrical, etc.). Possibly, provide in advance a copy of the floor plan of the house.
Electromagnetic Field Measurements
We accurately and thoroughly measure the exposure levels of electric and magnetic fields and radiation of electromagnetic field in a wide frequency band and with suitable instruments.
Usually, we also evaluate the surroundings in the vicinity of the house.
We measure the levels of dirty electricity present on the electrical in the house.

Building Biology Assessment Report
Just after inspection, we will discuss the results with you, answer your questions and explain the recommendations on the basis of the Guidelines for Evaluation of Building Biology.
Our professionally written report will contain all the data concerning the checks carried out, both with reference to Building Biology values and compared to official exposure limits, including a list of transmitters found in the immediate vicinity. In the case of detection of high levels of exposure, our suggestions for mitigation describe how to achieve lower levels of exposure.
